If you have a view home and are looking to sell in the near future, you might be able to skip the hassle of putting your home on the market. I have a buyer that wants to move into a view home as soon as possible.
If you visited the new communities in Blackstone called “Monserrat” by Standard Pacific Homes and “Coral Ridge” by Shea, you’ll have an idea what my buyers are looking for.
For those who aren’t familiar with the recent demand of these luxury homes, here’s a quick update.
Although Shea plans to have several more “releases” over the next few months, it’s becoming less likely that my clients will obtain one of the view lots. I estimate there are about 35 buyers in front of them on the “priority list” that started in early 2013.
Obviously, the chances of my buyers getting a view home in these 2 communities are very slim. I’m hoping that I can find them a resale home, but we haven’t seen anything from the current offerings on the MLS.
I need your help in obtaining a possible “one party showing” if you or anyone you know are thinking of selling their view home with the following characteristics:
- Located in Brea, Fullerton, Yorba Linda, Anaheim Hills, or Orange
- 3,000 or more square feet of living space
- Move-in ready and remodeled preferred.
- Open & modern layout. Preferred builders are Shea, Toll Brothers, Shapell (S&S), and Standard Pacific
- Home prices close the the current builder offerings in the above photo.
- City lights view is a must!
Pre-Approval letter from builder’s lender, Shea Mortgage. Actual letter will be presented to homeowner prior to showing.
Is this a trick to solicit a would-be seller for a listing?
No. I will ask for a “one party showing agreement” if your home fits the criteria of my buyers. I’ve been working with them for more than a month and I don’t want to waste their time or yours. The broker compensation can be significantly lower due to no expenses of marketing or staging your home.
