Comparison of HOA dues in High Density Anaheim area communities

Recently, The Domain in Anaheim surpassed the $500 / month mark and I believe it has affected showings for a recent listing. Don’t worry condo owners — this link is only being shared with condo owners of these communities.

The Stadium Lofts in Anaheim has the lowest dues for mature buildings that have already gone through their inevitable litigation with their builder. This is a bit surprising as they have lots of amenities including a full fitness center, junior olympic sized pool, clubhouse, and even a sauna.

According to recent MLS listings, here’s the HOA dues* from highest to lowest as of 3/28/2024. Obviously, if your HOA has recently made an increase it won’t be reflected here.

*dues and Melo Roos are dependent on floorplan and square footage in many of the communities.

What are the highest costs in some of these budgets? When looking through the financials of some recent closings, elevator maintenance, landscaping, cleaning, utilities, management fees, and even vapor monitoring as been among the highest costs.

*The Plaza is arguably Orange County’s premier mid rise condo community.*

For reference, The Plaza in Irvine and Marquee at Park Place are well over $1,300 for their dues as they have an on-site concierge and others on payroll. The amenities are top notch with meeting rooms, clubhouse, BBQ deck area, pool deck, jacuzzi, and full fitness center. Marquee has a gated entry which often has a security guard in a booth.
