For the condominium market of Irvine 92612 which includes Avenue One, Central Park West, Marquee Towers, The Plaza / Plaza 3000, and Watermarke, pending sales had surged in July 2020.
For condominium buildings in the Anaheim 92805 area including Chapman Commons, The Domain of Anaheim, Harbor Lofts, and Stadium Lofts, the activity levels had surged in July and had surpassed prior July 2019 levels.
The surge in activity might be possibly due to the dip you see on the graph which occurred in May 2020 as would-be homebuyers might have simply held off on their plans. The market had almost screeched to a halt in April and the numbers didn’t really show until the following month.
After getting a glimpse of “Lewis + Mason” more than a year ago located in Anaheim, I was able to see Trumark Homes’ latest development in suburban Brea, California West Village located off Central Avenue just a mile from the Brea Mall Westfield Shopping Center.
Pricing starts in the mid 700s and can go all the way up to $850,000 depending on configuration and design center upgrades. All units are 3 story with downstairs living space and have a 2-car attached garage.
Living space is 2,246 to 2,280 square feet.
There is a CFD fee (melo roos) of $700 a month on top of the base taxes.
HOA dues were $375 at the time of my visit.
Trumark Homes has created a nice product and I didn’t expect anything less after touring Lewis + Mason which is very similar. The prices these days are entering shocking territory as the Real Estate market only encountered a slight dip in activity in April when the COVID-19 quarantine started and then went back to normal shortly after in Brea and the North Orange County market.
It will be interesting to see how the $800k price point holds up when considering you can get a nice, resale single family home under 2,000 square feet nearby for that price.
