
Lennar had its grand opening of “Amaris” in Luna Park in Irvine last weekend. With condos starting at $700,000 for a 1 bedroom unit and the largest floorplans at $1.3M, it will be interesting how the market responds to one unique thing about this project:
No elevators.
Sure, townhomes don’t have elevators, but for higher density condo buildings where the entrances of units are inside in a common hallway, most communities have at least 2 elevators like Lexington (also built by Lennar), Avenue One, Watermarke, and many others. The community with the highest elevator to unit ratio is The Domain in Anaheim.
Lennar recently built Alia in A-Town and thought the new Amaris project would closely resemble the design of 3 story buildings, private garages, and elevator lobbies.
A sales rep claimed that this change is to keep the costs of HOA dues from skyrocketing in the future.
